The sign in the window says ΕΝΟΙΚΙΑΖΕΤΑΙ, to let, and a phone number scribbled underneath. In Greece, the way you find a flat still ranges from a polished agency website to a handwritten number on a balcony. What is the same everywhere is the legal framework. Knowing it before you shake hands saves you from the most common surprises of renting in Greece.
How long is a rental contract in Greece?
At least three years. The law sets a minimum of three years for residential leases, even if the contract says one year. That surprises people who come from countries where a twelve-month lease is the norm. Before you sign, ask what happens if you want to leave earlier, and have the answer in writing. A written lease is not strictly required, because the law admits an oral one, but you want it: it is your proof of address for the police and for the AMKA, as explained in residence registration in Greece.
How much does it cost to rent in Greece?
EURES gives indicative rents for 2026 for a three-room flat:
| City | Monthly rent, three-room flat |
|---|---|
| Athens, centre | about €1,175 |
| Athens, suburbs | about €951 |
| Thessaloniki, centre | about €912 |
| Thessaloniki, suburbs | about €720 |
| Patras, centre | about €702 |
In Athens, the same source mentions that a two- or three-room flat in an average neighbourhood can start around €600. These are averages, and prices on islands or in popular districts can be well above. Add the deposit, usually two months' rent, negotiated directly with the landlord.
Utilities come on top. Water is billed by the local company, EYDAP in Athens and EYATH in Thessaloniki. The TV licence fee and municipal taxes, calculated on floor area, are collected through the electricity bill. For a fuller budget, see the cost of living in Greece.
What do you need before you start looking?
Your AFM and your online access codes. Without them you cannot accept the lease declaration on the tax portal. Landlords also often ask for proof of income, although this practice is not regulated. See how to get your AFM.
How does the lease declaration work?
This is a particularly Greek feature, and a good one for tenants.
- The landlord declares the lease on the tax authority's website, at the latest by the end of the month following the start of the lease. The same deadline applies to amendments and to the end of the lease.
- You receive a notification in your myAADE mailbox and by email.
- You have 30 days to accept or refuse online, giving a reason if you refuse. If you do nothing, the declaration is considered accepted.
There is a fine if the landlord files late or not at all. The official page does not state the amount. A declared lease is useful to you too: it proves your address and your rent.
What are the traps when renting in Greece?
- An undeclared lease. If it is not declared, your address is hard to prove, and you cannot use your rent as evidence. Check your myAADE mailbox in the first weeks.
- Forgetting the end-of-lease declaration. The landlord has to declare it as well. Keep a record of your departure, such as an inventory and the return of the keys.
- Believing a one-year lease binds you for one year. The legal minimum is three years, so understand the exit conditions.
- Paying in cash. Always keep proof of the deposit and each rent payment, preferably bank transfers. Deposits are often discussed at the end of a lease.
- Not checking the heating. This is a practical point rather than a legal one, but ask how the flat is heated and what a winter bill looks like. Greek winters are milder than in northern Europe but the buildings are not always insulated.
Should you rent first before buying?
Most people who move for good rent for a year or two. You learn the neighbourhoods, the noise, the light and the ferry or traffic situation before you commit. Buying involves a transfer tax, a notary and lawyers, covered in buying property in Greece. Houses on islands are a different matter, with seasonal rents that rise in summer. Read living on the Greek islands before signing a lease in a place that empties out in October.
Are the rules different for non-EU citizens?
For renting, EU, EEA and Swiss citizens have the same rules as Greeks. British citizens renting as non-EU nationals follow the same lease law, but need a residence permit to stay long term. See moving to Greece from the UK.
What should the rental contract say?
The law admits an oral lease, but a written contract protects you. Make sure it states the parties and their AFM, the address and the surface of the flat, the monthly rent and when it is paid, the amount of the deposit and when it is returned, the start date and the term, who pays which utility, and the conditions for leaving early. Because the law sets a three-year minimum, ask for the break clause in plain words and keep a signed copy.
The rent itself should be paid by bank transfer. A transfer leaves a trail that helps you if the deposit is disputed at the end, and it supports the declaration the landlord must file. Keep every receipt, and the utility transfers if the bills stay in the landlord's name.
How do you find a flat for renting in Greece?
The listings you will see use the word ΕΝΟΙΚΙΑΖΕΤΑΙ, and small ads also appear in the press. Property websites and agencies exist, but we do not name or rank them. Whatever the channel, treat the first visit as an inspection: damp, heating, windows, noise and the state of the electrical installation. Ask for the energy performance certificate and for the last water and electricity bills so you can see what the real running costs are.
Do not pay a deposit before you have seen the flat, met the person who will sign the contract and checked that they are the owner or have the owner's authority. If you are far from Greece, ask a trusted contact or a lawyer to do the check; money sent to a scammer is rarely recoverable.
What do you do when you leave?
Tell the landlord in writing and respect the contract's notice. Do a joint walk-through with an inventory, photograph each room, return the keys against a receipt, and close your utility contracts. The landlord must declare the end of the lease to the tax authority within the same deadline as for the start, and you should keep proof of your departure in case of dispute. Then ask for your deposit back, in writing, with your IBAN.
What should you remember when you want to rent an apartment in Greece?
If you want to rent an apartment in Greece, start with the tax number and a budget that includes two months of deposit. Visit at different times of day, ask for the energy certificate and recent bills, and check the lease declaration process before paying anything.
