In Hungary the lease is the keystone of your whole first month. It is the proof of address for your residence registration, which leads to your address card, your tax number and your TAJ card. A good lease makes everything else easier, and a bad one is the one thing you cannot repair with a form.

Here is how renting in Hungary works for a newcomer.

Where do you start when renting in Hungary?

Most people look through agencies, listing sites and social media groups. For a flat of 50 to 70 square metres, EURES quotes roughly 170,000 to 220,000 HUF a month before utilities, depending on the region. We do not name sites or give city-by-city rents, since no official source ranks them. Visit before you pay anything, and be cautious about transferring a deposit for a flat you have only seen in photos.

No special permission is needed for an EU citizen to rent. Landlords often ask for your identity document and, sometimes, your registration certificate and proof of income.

Why must the contract be in writing?

Under the housing act (art. 2), a lease of a dwelling is valid only if it is written. An oral agreement is not valid, so insist on a signed contract (bérleti szerződés). It should state:

  • the duration, which for a private landlord the law we read does not set at a minimum;
  • the rent, and how and when it is paid;
  • the deposit (kaució);
  • who pays which utilities;
  • the termination and notice rules.

If the contract is in Hungarian only, get a translation before signing. A faithful translation matters here, because a clause you did not understand binds you all the same.

How do deposits work?

For a private landlord the law we read sets no cap on the deposit, so it is a matter of negotiation. Write down the amount, the conditions for returning it and the deadline in the contract. Take dated photos of the flat at move-in and have the meter readings noted by both parties. EURES advises recording the readings at the start.

What costs come on top of rent?

Check the following before you sign:

  • Common costs (közös költség): cleaning, waste and maintenance of the building.
  • Meters: separate meters in modern flats; older buildings may bill a flat rate.
  • Utilities: electricity, gas, water and internet, in your name or the landlord's.
  • Local taxes: the owner usually owes building tax, but ask what the contract says.

A lease in Hungarian can hide traps in the smallest clauses: automatic renewal, who repairs what, what happens if the building is sold. Moovy can read your draft with you, point out the questions to ask and prepare a list of points to negotiate. You decide and sign yourself; Moovy is not a lawyer.

What happens if rent is unpaid or the flat is sold?

If you stop paying, the landlord must send you a written notice. Under the housing act (art. 25), if you do not pay within 8 days, he may terminate the lease for a dwelling.

EURES also warns about sale: if the landlord sells the flat during your tenancy, you may have to look for another home quickly. Add a clause on this in your lease, such as a longer notice period for you.

How do you register your address after renting?

Your lease is accepted as proof of address when you register your stay with the Immigration Office. The OIF accepts a lease, a declaration of free accommodation, a certified title deed or another proof. After registration your address card is posted to you, so make sure the post box shows your name. Details are in residence in Hungary for EU citizens. If you move later, declare the new address at the district office.

Is renting in Hungary better than buying at first?

Many newcomers rent for the first year to learn the neighbourhoods, the commute and the climate of life in Budapest or elsewhere. Buying is open to EU citizens without permission, with a 4% transfer duty, and requires a lawyer for the land registry. See buying property in Hungary. For the costs of a monthly budget, read the cost of living in Hungary, and for choosing a place, the best places to live in Hungary.

What mistakes should you avoid?

  • An oral agreement. It is not valid for a dwelling.
  • Paying a deposit to a stranger before seeing the flat.
  • Forgetting the meters. Note the readings with the landlord.
  • Ignoring the address card. Your post must reach you for the card to arrive.

Rules on tenancy are in the housing act and can change, so check the current text on the national legal database or with a lawyer before signing a long lease.

What should you check at the viewing?

Go with a short list. Is the flat the one in the advertisement, with the floor area and the number of rooms promised? Do the heating, hot water and windows work? Who owns the furniture, and is there an inventory? Is there a noticeboard in the stairwell with the amount of the common costs? Ask the landlord whether the building has any renovation planned, since works can change the monthly charges and the quiet of the flat.

Ask also for proof that the person you meet may let the flat. The property sheet from the land registry lists the owner; your lawyer or a trusted friend can obtain it. A landlord who refuses to show it is a red flag.

How do you handle moving in and moving out?

On the day you move in, photograph each room with the date, and write down the meter readings with the landlord. Both of you sign the note. When you leave, the same readings and the same photographs help you recover the deposit, because both sides can show the state of the flat at the start and at the end.

Pay the rent by bank transfer and keep the records. A Hungarian account makes this simpler, as explained in bank account in Hungary. Rent is due in forints. If your landlord accepts payment from your home account, check the conversion cost.

What if you need to leave early?

The lease sets the notice rules, which is why you should read them before signing. If you must leave before the term ends, look for a clause on early termination and how much notice the landlord needs. If you move abroad for work, tell the OIF and the tax authority; see residence in Hungary for EU citizens. A written, dated notice delivered the way the contract provides is the safest route.

Who pays what in the building?

The common costs (közös költség) cover cleaning, waste and maintenance of shared areas. In many leases they are paid by the tenant on top of the rent, but this is a matter of the contract, so write down who pays. The same goes for utilities and any repair of equipment such as the boiler or the washing machine. A lease that names each item avoids arguments later.
